My father  passed away in the year 2000. Till now we have not taken legal heir certificate. I got married on 01.01.2016. For my marriage expense as we went to sale our house my husband family gave consideration to my mother and sister and asked them to prepare a gift deed in my name. Also they took charge of marriage expenses. Based on their request my 3 sisters and mom prepared a gift deed and we registered the same. Now nearly after two years my sister's asking for share. The property was in my father name. Without legal heir we have prepared the gift deed. So they threaten to challenge the deed and reverse the property on their name. What can be done to safeguard my kids assets?

My great grand father self acquired 4acres of land around in 1950 and he has two sons. First son's sons have already partitioned 2acres land and they got patta pass books also, but my grand father and my father didn't partition till now. My grand father have 6 children ( 5 are women and my father). My grand father and my father were not alive so right now my aunt filled a suit that they also have equal rights on remaining two acres. My grandfather owned 40 acres of land as his ancestral property. He married my grandma and they have 1 son (my father) and 2 daughters. My father divided 9.5 acres of land orally as his share after his marriage. My grandma died and my grandpa married once and they have 3 sons and 2 daughters. Simultaneously he lived together with another lady who have 1 son and 2 daughters and not married her. My father had owned that 9.5 acres for the past 50 + years. We are 3 daughters and 2 sons and I am the younger son. My 3 sisters got married and I also got married, but my brother is not married. My brother died last year and at the time of his death a girl who is cousin sister to him came into scene claiming as his wife with 2 sons. My father was dead last month. Now the lady who claims as my brother's wife is asking for half of the land as her share. Please advice to resolve this issue legally as we are not willing to accept as my brother's wife. In a legal suit involving succession rights and also as person, a will in my favor i have obtained a stay order against the other party who is in possession of the disputed property and has also been collecting rent from the same. Now a few of the tenants have vacated the place. The other party is trying to let out the spaces again. Is he within his legal rights to do so in spite of the stay order... Can the stay order be used to prevent him from renting out the premises again. Since the matter is in court regarding the validity of two wills but the possession is with one party who has been collecting rent without getting a probate on his will.

This question is regarding a plot of land (around 4000 square feet). It is for sale at a low price. The current owner purchased it from one person (SELLER3), who in turn purchased it from one more person (SELLER2), who in turn purchased it from another person (SELLER1) through three registered sale deeds. But the first seller (SELLER1) did not mention in his sale deed from whom he purchased it. All the three sales took place during 2016 and 2017. They have tax receipts for only 2 years. How do I verify whether they are genuine owners? How do I verify the title of this plot? What precautions should we take and what all do we need to check the title of the plot of land? It was outside the municipal limits till around 2010. Currently it is within municipal limits. Kindly help me. Thank you very much.

Dispute with seller on a portion of the sold property

Sir, We are 5 brothers and 4 sisters . Father expired in 2001 and mother expired in 2010. Immovable properties not yet portioned between us. We all sisters do not want to have any share in immovable properties owned by my late father and mother except One acre of land in the name of my mother. My mother purchased this one acre of land in 1959 from her agricultural income and used to tell to us that she wants to give the property to all four daughters. But unfortunately she died without any written statement. Now out of 5 brothers 4 brothers are ready to give the property but one brother is opposing who lives in the same village where the land is situated .
