I have been a tenant since 1976. My landlady was a lessee which expired in 1976. We continued being tenants and she continued taking rent from us. We have rent receipts for all these years. Now there is a nexus between my landlady (lessee), the actual landlord and a new buyer. The new buyer is offering us an extremely paltry amount and asking us to vacate the premises. We have now sent our rent through postal money order and waiting for the landlady (lessee's) reaction.

Need guidance....

A warm hello and namaskar to my friends from the legal fraternity!

I'm in talks with a landowner (agricultural land) in Uttarakhand (Bageshwar District)
to lease his 9 acre land upon which I plan to construct and operate 4-5 cottages for
travel/tourism purposes.

1. He along with his joint family resides on the land and plan to stay there in the future too.
They will also carry on their agricultural and cultivation activities.
2. The land owners are 3 people - the landowner, his brother, their mother.
3. I am not a resident or native of the state.
4. I plan to enter into a 20 year lease agreement with them so basis which I'll be paying
him a yearly amount for using his land (on a per cottage basis).
5. He has already leased part of his land to the Government Tea-Board for cultivation
of Tea on part of his land.

My QUESTIONS are -
1. What are the exact steps for registering a lease agreement - please explain as if I'm a child.
2. Is there any time-limit as to the duration of the lease agreement (for Uttarakhand State)?
3. Do I need to take any permission from any ministry/department to run this hospitality
venture?
4. Would the agricultural land need to be converted to 'commercial' for this purpose.
5. How much would a good, experienced lawyer (specializing in Property Law) charge for drafting this Lease agreement (in both Hindi and English)?

I bought iPhone 6s from Amazon. But the phone delivered is defective and has never switched ON. Amazon denied return/ replacement citing their policy and asked to go to apple store.

At apple store they said we will get it repaired.

Now my question is why should I accept a repaired phone after paying full money? I would have got repaired phone at half the price.

Is there any law by which I can ask apple to replace the phone as I have price for new phone and not repaired one? Or can I file a case against apple in consumer court on this basis?
