I bought House at Mylapore year 2006 for about 750 SQ.ft as per the documents. but we came to know our house (in apartment) had been constructed to about 1005 sq.ft, when we did go legal opinion at the time of banking loan process year 2013. How do we register this extra 255 sq ft. how much we need to spend money etc. in Mylapore, guideline value of our area is Rs.15000/- per sq.ft. Thanks
It’s a common phenomenon. Since calculation of square footage area of house can be done in three different ways and these three different ways often yield different results hence we get erroneous situations. In your case the difference is too big to overlook hence you need to register this extra 255 Sq. ft. You need to visit your local Sub-Registrar office in Santhome, Chennai for registration of this area.
Current Stamp Duty for the state of Tamil Nadu in conveyance of a house is 7 % of saleable value and current Registration Charges is 1 % of saleable value. So you need to pay 8 % of the guideline value of your extra 255 Sq. ft.
Total Value of 255 Sq. ft. is Rs. 15000 * 255 i.e., Rs. 38,25,000. Hence your expenditure in registering this property will be 8 % of Rs. 38, 25,000 i.e., Rs. 3, 06,000.
