Monthly maintenance charges society

Monthly maintenance charges for society are fixed to all varients of room or is it different? If 99% members including president is with per sq feet charges then what will be outcome? Thank You

Sir,

There are different ways in which the maintenance fees are collected in societies. Such ways differ across societies, but the generally the following two methods are followed for equitable charging of maintenance fee.

·       Per sq. feet fee – In many societies across the countries, this procedure is followed. This essentially means that the maintenance fee is calculated per sq. feet. Suppose the maintenance for each sq. feet is Rs. 6. Thus, a person living in a flat of 600 sq. feet will have to pay Rs. 3600 as monthly maintenance and a person residing in a flat of 1000 sq. feet will pay Rs. 6000 as maintenance in the same society.

 

·       Equal Rate – If all the flats are of the same size in a particular society, then an equal amount can also be charged as maintenance fee. However, in some cases, the number of individuals may also be considered while fixing the maintenance fee. Higher the number of members in a flat, higher may be the maintenance fee for that flat.

 

If the majority of the society agrees on per sq. feet basis, then it can be cumulatively decided in that way, as it is a fair way of charging maintenance fees in a society having various types of flats.
