Land lord Refuses to accept rent

we are paying rent from 600 months, and from last 10 months, land lord refused to accept rent. we are worried.need leagal help,. We are responsible citizen and want to pay rent, but land lord, is impossible to meet.

Under Section 34 of the The West Bengal Premises Tenancy Act, 1997, a landlord cannot refuse rent without reasonable cause. If he does so, then you can submit a complaint to the Rent Controller. After giving an opportunity to the landlord of being heard, if the Controller is not satisfied with the reason for not accepting the rent, he can levy a fine on the landlord, extending to an amount equal to two months' rent or one thousand rupees, whichever is greater. The Controller may also direct that a sum out of the fine be paid to the tenant as compensation.[1]

In the meanwhile, you can submit the rent to the Rent Controller, to avoid being evicted from the house because of non payment of rent.[2]

    Since there is no litigation it is preparatory work of landlord to create ground for eviction. Therefore, send the rent by Money Order, if accepted good if refuses, u cant be blamed
