I AM PURCHASING A PROPERTY OF 2000SFT. GOVT VALUE IS 4000/- SFT . IT BEING A BUILDER PROPERTY. WE HAVE FINALISED THE DEAL FOR 70.00 LACS AS AGAINST 80.00 LACS GOVT VALUE. CAN WE GO AHEAD WITH SALE DEED OF 70.00 LACS BY PAYING THE STAMP DUTY FOR 80.00 LACS .

Yes but you shall be required to pay stamp duty on circle rate only. You can show the sale as distress sale to justify the sale below govt. rate.

Dear Sir,

Yes you can register a sale deed at any value more than govt. value. There will be no objection.
