Payment of farmers' compensation by the buyer of the house in NOIDA

Sir, I bought a flat in greater noida(Noida extension). My builder has sent us the final demand possesion letter without CC/OC and asking us to pay within 30 days. Builder is asking to farmer compensation @75 per sqft which comes around 1 lac. Should buyer needs to pay this? He has increased the flat size by 6-7% without any notice. There is labour cess should buyer needs to pay it. Elecricity Load @ 40 persqft. Please advice on all above mention point and what needs to be done

In some cases, the Builders have asked buyers to pay the farmer's compensation but a stay order has been passed by the Court (See - https://www.lawfarm.in/question/demand-by-greater-noida-authority-for-compensation-for-farmers). You can explore the possibilty of doing the same. 

For the other charges made by the buider, you need to examine the terms and conditions of the agreement you signed with the builder. If these charges are not covered in the contract, you can file for specific performance of the contract. You also have the option of filing a case in the consumer forum against the builder if you want to avoid the civil court.
