Registration charges for purchasing plot

Hi, I am purchasing plot at Mathura Dist - Radhakund area. Want to know what should be the registration charges and how should I make the full payment of the plot. It should be paid before registration or after registration. Plot is at Radha Kund, Mathura Drist., sankhya number 1618. Tasildar : Gobardhan, Dr. Bhagwat Prasad Goswami, Giriraj Prasad. Plot area is 276.66 guj. Please help me with registration charges. Thanks in Advance. Regards, Moumita J. Das

Dear Sir/madam,

You need to pay the Stamp Duty to the tune of 12.5% of the amount the property is valued at. Paying stamp duty varies from Stamp Papers to Stamp tickets. Along with an amount of 2% of the same – as against the Registration Fee charges. These all taxes are a matter of State laws and go directly to the state revenue treasury. The amount of the property is fixed as the ongoing market rate of the property. For more details and certain clarifications on fee paying modes and methods, you need to once visit the Collectorate of Mathura.

Also, be present in person during the process or else hire a local counsel to look into the matter in your absence. Because there are certain important things that need your attention for example –

  • all the previous dues are paid or not
  • the property is free from all the encumbrances
  • payment / liability (if any) to be taken care of by the buyer or the seller – at the time of handing over the possession of the said property.
  • The abovementioned things are put forth as clauses in the Registry of the property, wherein once written, will determine the legal status of the property in the present and the future. These clauses mentioned in the registry have a binding effect. Also, Registry documents of the property are like the real ownership of the property. No matter who uses or exploits the property per se, the registry decides its fate and establishes the claim over the property.
